WA has lifted its stamp duty thresholds for first home buyers. What changed, and what it could free up for your deposit.

If you have been dreaming of owning your first home in Western Australia, the path just got smoother — and more affordable.

The WA Government has announced a significant overhaul to stamp duty concessions for first home buyers. As finance professionals who work closely with first-time buyers daily, we are glad to see what this means for you.

What has changed?

Effective 21 March 2025, the Government increased the thresholds for stamp duty exemptions and concessions — which means more money in your pocket to put toward your home, deposit, or renovations.

Here is a quick breakdown.

For established homes

  • Full exemption now applies up to $500,000 (previously $430,000 to $450,000).
  • Discounted duty up to $700,000 in Perth and Peel, and higher in regional WA — up to $750,000.

For vacant land

  • Full exemption up to $350,000 (previously $300,000).
  • Concessions apply up to $450,000.

For off-the-plan purchases

Significant stamp duty savings are available for homes up to $750,000, including townhouses and apartments — suited to buyers wanting something modern and low-maintenance.

What does this mean for you?

As a first home buyer, stamp duty is often one of the biggest upfront costs outside of your deposit. With these new thresholds:

  • You could save up to $18,000 in stamp duty on an established home.
  • That money could go toward a larger deposit, which helps reduce your mortgage insurance or monthly repayments.
  • Or it could help you qualify for a higher loan amount, meaning you are not priced out of your preferred suburb.
  • Off-the-plan properties become more attractive, especially for downsizers, professionals, and singles looking for lock-and-leave convenience.

An example: how this impacts your budget

Say you are looking at a $500,000 property.

  • Before: you would be paying nearly $18,000 in stamp duty, which had to come from your savings.
  • Now: that is $0 in stamp duty, freeing up those funds for your deposit or furniture.

That is real flexibility, and more freedom to make your dream home a reality.
